The Brisbane Property Market for 2016
The Queensland property market, particularly the southeast is tipped to finally have its moment in 2016. Cameron Kusher of CoreLogic RP Data said 2016 was likely to be a year of changed housing market conditions nationally.
He said there was already some evidence to suggest that value growth is picking up in southeast Queensland.
“In terms of southeast Queensland, if you focused on suburbs closer to the Brisbane River, CBD and the Gold Coast markets you’ll enjoy significant capital gain over the next few years’’ he said.
Inner Brisbane will always do well, close to the waterways or close to the CBD, where people are buying for lifestyle and convenience. People are buying small cottages close to Brisbane’s CBD for $700,000 which is cheaper than the median price for a one-bedroom unit in Sydney.
Real Estate in Wynnum
Patrick Nolan, the Principal Agent at ThinkAbout Real Estate believes Brisbane’s Bayside suburbs, in particular Wynnum offer the greatest gains.
“Just 16 kilometres from the CBD, Wynnum is Brisbane’s best kept secret. Offering a short and easy commute to the city centre, Wynnum offers young professionals access to both work and lifestyle. With amazing views across Moreton Bay, over eight kilometres of waterfront walking paths, cafes, restaurants and parks, Wynnum is fast becoming fashionable and a desired location”, he said.
While Manly has the harbor, Wynnum has the beaches. Young families are also moving into Wynnum as the suburb becomes the place to live rather than just a great place to visit.
Wynnum Manly is well known for large, highly desirable water front properties. However, as the demand for property has skyrocketed, so too has the range and variety in real estate. Units and townhouses are becoming far more common, with people favouring close proximity to the beach over a large backyard.
Wynnum also has access to some of Brisbane’s best and most popular private and public schools, including Moreton Bay Boys college, Moreton Bay Girls college, Iona Boys College, Redlands College and Ormiston College. Additionally, the area is in close proximity to Griffith University.
In recent years the Brisbane city Council have also acknowledged the growing popularity of the Bayside and in particular Wynnum. As a result, they have responded with a significant investment in infrastructure and services. Wynnum will soon have Queensland’s newest and most modern library and community center.
